#2 — Cracks in Laren’s ceiling. there are cracks, and some sagging. Area does not yield to the touch — is solid, not spongy. Would predict that in 3-4 years it will give way, but I can’t be certain.

#1 — Loose sash in center bay window. There are people who specialize in sash repair.
#1 — Water damage in kitchen that you asked about. Appears to be same as last year (no worse).
#1 — minor item. Erin swapped this screen door stopper with the front one so she can get her bike out. It doesn’t really hold.
Tree — Has been really cut back as you can see on your side. Not at all touching the building any more.
Gutter is almost entirely coming off here (top left). Difficult to see, but please believe me. I’d have it looked at in next few weeks. Likely replace with an aluminum gutter. This one is wood.
Board missing in bulkhead — the piece is off to the side but pretty much completely rotted so should be replaced with a new piece of wood.
#1 Bath — Looks MUCH better after cleaning. Sirlei is planning to come back for final touches. Looks to me like you could replace your light fixture with a fan/light and prevent future build-up. They’d have to vent the fan but I think not a big deal.
